The land you choose determines almost everything about your off-grid life — what water options you have, how much sun your solar panels receive, whether you can legally build, how productive your garden will be, and how much your infrastructure will cost. I have worked with dozens of homesteaders over the years, and the most common and painful mistakes are made in the land selection stage, not in building or farming. These 12 checks prevent the expensive mistakes I see most often.
1. Water — Your First Priority
Water is the most critical resource on any off-grid property. Before making an offer on any land, investigate these water options:
- Existing well: Have it tested by a certified water testing lab ($50–$150) for bacteria, nitrates, arsenic, pH, hardness, and any contaminants specific to the local geology. Ask the seller for the well log showing depth, yield (gallons per minute), and static water level.
- Well potential on raw land: Contact your county’s water well association or a local well driller and ask about typical well depths and success rates in that specific area. Well depth dramatically affects cost — a 50-foot well costs $3,000–$5,000; a 400-foot well costs $15,000–$25,000.
- Springs or streams: A reliable spring above the home elevation can provide free gravity-fed water indefinitely. Have it tested and verify it flows year-round (not just seasonally).
- Rainwater harvesting potential: Check your state’s rainwater harvesting laws. Annual rainfall in your target area determines storage requirements.
Red flag: Any property without a reliable water source or clear well potential is not suitable for off-grid living, regardless of price.
2. Legal Access — Easements and Roads
Landlocked parcels (property with no legal road access) do exist and are often sold cheaply. Do not buy landlocked land without a recorded, legally binding access easement unless you own adjacent land with road frontage. A handshake agreement with a neighbor is not sufficient — neighbors sell, die, or change their minds. Have a real estate attorney verify that recorded access easements exist before closing on any property without direct road frontage.
Also assess the road conditions: what is the road like in spring mud season? What about after winter ice storms? A beautiful property accessible only by a road that becomes impassable for 6 weeks each spring is a significant practical limitation.
3. Zoning and Building Permits
Call the county planning and zoning office before making any offer. Ask specifically:
- What is the zoning classification and what uses are permitted?
- What is the minimum dwelling size requirement? (Some counties prohibit tiny homes or structures under 600 sq ft)
- Are composting toilets permitted, or is a septic system required?
- Are there restrictions on off-grid living, rainwater collection, or alternative energy systems?
- Are there deed restrictions, HOA rules, or covenants on the property?
Some rural counties have minimal zoning and great freedom for alternative building. Others have strict codes that require conventional septic, minimum dwelling sizes, and traditional building methods. Know before you buy.
4. Sun Exposure for Solar Power
Use the Solargis Global Solar Atlas (free online tool) to check the solar radiation potential at any property’s location. Then visit the property at multiple times of day and look for:
- South-facing open area (in the northern hemisphere) with clear sky exposure from 9 AM to 3 PM minimum
- Ridgelines, trees, or adjacent hills that cast shadows on the building site during winter months (when the sun is lowest)
- The ratio of clearing to forested area — you need at least 1,000–2,000 sq ft of south-facing open ground for a functional solar installation
A property in a north-facing valley or heavily shaded by trees is viable for off-grid living but will require significantly more solar capacity (and cost) to compensate for poor sun exposure.
5. Soil Quality for Food Production
Get a soil test ($10–$25 through your county extension office) before purchasing raw land intended for food production. A basic soil test reveals pH, organic matter percentage, and macro-nutrient levels. The USDA Web Soil Survey (websoilsurvey.sc.egov.usda.gov) provides free detailed soil mapping for any US property — it shows soil types, drainage characteristics, and agricultural capability classifications.
Look for soil with:
- pH between 6.0 and 7.0 (easily correctable if slightly off)
- Good drainage (Class I or II agricultural capability)
- At least 18 inches of topsoil depth
- No history of contamination (industrial use, fuel storage, pesticide application)
Rocky, shallow, or clay-heavy soils are more common in raw land than productive agricultural soil. Heavy clay and rocky soils are workable but require years of amendment before producing well. Factor this into your timeline.
6. Flood Risk
Check the FEMA Flood Map Service Center (msc.fema.gov) for any property you are considering. Verify whether the building site, garden areas, and access road are in or near a Special Flood Hazard Area (100-year flood zone). Properties in flood zones require expensive flood insurance if they carry a mortgage, and they face real risk during heavy rain or spring snowmelt events. Even properties outside the official flood zone can flood — look at the topography, ask neighbors, and visit the property during or after a significant rain event.
7. Timber and Resources
If the property includes forested areas, assess the timber quality and quantity. A woodlot with mature hardwood represents significant fuel wood potential (10–15 cords per acre in a well-managed woodlot vs 3–5 cords on a depleted lot). Have a consulting forester evaluate the timber (most state forestry departments provide free or low-cost forest management plans). A forested property also provides building materials, fence posts, mushroom logs, and habitat diversity that a cleared property cannot.
8. Neighbors and Community
Drive or walk the roads around any property you are seriously considering. Talk to neighbors if possible — they will tell you things that the seller will not. Ask about:
- Local agricultural community and whether there are active farming neighbors
- History of disputes (boundary disputes, nuisance complaints, easement conflicts)
- Any planned development nearby that could change the character of the area
- The general disposition of the community toward off-grid and alternative living
Good neighbors are worth more than you can quantify. A community of active farmers and homesteaders who share knowledge, equipment, and labor is one of the most valuable resources a rural property can offer — and it cannot be purchased.
9. Distance to Town
Assess the realistic drive to the nearest town with a hospital, hardware store, grocery store, and school (if relevant). Calculate how many trips per week you will realistically make in the first year, and what those trips cost in fuel, time, and vehicle wear. A property 45 minutes from town versus 15 minutes from town represents approximately 60 additional hours per year of driving for a family making three town trips per week — a meaningful quality of life and cost difference that many buyers underestimate.
10. Environmental Contamination
Request a Phase I environmental assessment if there is any history of commercial, industrial, or agricultural use. Old farm properties may have buried fuel tanks, pesticide-contaminated soil, or building debris. Properties near mining operations may have heavy metal contamination in the water or soil. The EPA’s environmental mapping tools (epa.gov/ejscreen) can show nearby contamination sites. If contamination is found, either require remediation before purchase or walk away — cleanup costs can be catastrophic.
11. Natural Hazard Assessment
Beyond flooding, assess local natural hazard risks:
- Wildfire: Fire risk mapping is available from your state forestry department. In high-risk areas, defensible space requirements and insurance availability are critical considerations.
- Landslide and erosion: Steep slopes, unstable soils, and areas with documented slide history pose risks to structures, water quality, and road access.
- Tornado/severe weather zones: Check historical weather data for your target area. Properties in Tornado Alley without a basement or shelter have a real vulnerability.
- Earthquake zones: Building in a high seismic hazard zone without earthquake-resistant construction creates both safety and insurance challenges.
12. The Gut Check — Can You Live Here Year-Round?
Visit the property in the worst season — mud season, deep winter, or the hottest part of summer depending on your climate. Spend at least one night on the property. Can you actually live here, not just visit? Is the isolation comfortable or uncomfortable? Is the climate within your tolerance range? Many people underestimate how different rural isolation feels in February at -15°F versus July at 75°F. The second visit — in the hardest season — tells you things no listing photograph can.
Final Thoughts
Take your time. The right property for off-grid living is not just the cheapest available acreage — it is a specific combination of water, sun, soil, legal access, community, and legal framework that makes self-sufficient living practical rather than heroic. The due diligence steps above take time and cost a few hundred dollars in assessments and professional consultations. They are among the best investments you can make before committing to a property that will shape your life for decades.
